Who we are

What sets us apart

7 Hills Advisors is the only Central Virginia Commercial Real Estate firm focusing exclusively on representing tenants and users of commercial space. Why is this important? We do not represent any professional landlords for leasing or property management, which eliminates all existing and future conflicts of interest. This allows for total objectivity to effectively evaluate and negotiate all alternatives. Your landlord has a representative with market knowledge and expertise at their disposal, and we believe tenants deserve and should demand the same.

Who we are

7 Hills Advisors is a Richmond, Virginia based, locally owned, independent commercial real estate brokerage and consulting firm. Collectively, we average 20 years of experience and are experts in office, medical, and industrial real estate as well as transitional land.  Across these product types, we have completed in excess of 1,000 transactions. We utilize a proven, results oriented, value-added approach to each assignment, and have relationships and networks to successfully execute transactions locally, regionally and nationally.

Cole is a 1999 graduate of the University of Virginia and spent his college summers working in various professions and trying to fly fish as many western rivers as possible. Interested in a career in sports marketing, Cole headed south to Atlanta, GA after graduation. While working for the Atlanta Braves, Cole realized that both the size and sprawl of the big city and the nature of the sports marketing business were not a good fit for him.

A random set of circumstances and some good fortune brought Cole to Austin, TX, where he joined the Trammell Crow Company. At Trammell Crow, he was mentored by an incredible individual who shared his passion for real estate and for the tenant representation business with Cole. Since moving to Austin in 2001 and relocating to Richmond, VA in 2006, Cole has remained exclusively focused on representing commercial users of real estate. What drives Cole professionally and intellectually is the strategic element involved in achieving the best possible solution for his clients. On a personal level, Cole is motivated by his family, friends and a love of the outdoors.

Through the good fortune of my dad’s profession (USMC Fighter Pilot), I spent my youth on adventure, traversing the country from coast to coast, until finally landing in DC, by way of Central Texas and JMU (class of ’95). I was wooed from DC to RVA in 2000 by my longtime employer, Parkway Properties. After 16 years with Parkway, where I was fortunate to work with great people, wear many different hats and learn an incredible amount, I decided to make a major change, partnering with Cole and Andrew to form 7 Hills Advisors.

After graduating from the University of Virginia in 1998, Muscoe moved to Atlanta, deciding to pursue a career in Commercial Real Estate. He was fortunate for the opportunity to work for Ackerman & Co., a full-service Atlanta-based real estate services firm, where he gained experience representing both tenants and owners of commercial real estate in Atlanta. Thereafter, Muscoe joined Atlanta-based GVA Advantis in 2005 to focus on representing multi-market corporate real estate users.

While at GVA Advantis, he served on a nationally recognized corporate real estate team who supported Muscoe’s relocation to Richmond in 2007. Muscoe continued to manage the various needs of corporate users from the Richmond GVA Advantis office and in 2009, assumed a similar role at Colliers International. Ultimately, a desire to work for a Richmond-based commercial real estate firm exclusively focused on representing corporate occupiers led Muscoe to 7 Hills Advisors in late 2014. He recognized the platform and culture at 7 Hills are unique to the Richmond marketplace and looks forward to teaming with Cole, Christina and Andrew as part of their future success.
